"…avoid the uncertainty of the market and broken promises of many real estate agents…"

While every agent will promise to sell your home, the reality of the real estate market is that this simply doesn’t always happen. Needless to say this is highly frustrating to most home sellers. But more that this, it can be financially crushing if you’re counting on the sale of your home to fulfill some other obligation.

The reasons why some homes sell and others don’t often has nothing to do with the home or the market. In reality, a home that sits unsold may be one of the more desirable properties for sale. The lack of buyer activity usually reflects a problem in one or more of these four major areas:

1. Marketing
2. Pricing
3. Condition of Your Home
4. Teamwork/accountability

Marketing One of the first steps in your marketing plan involves finding an agent who will best represent you. When interviewing agents, test and compare their knowledge and ask each to demonstrate how they will market your home to buyers. In fact, ask them point blank how they will attract buyers and brokers to view your home, and how many buyers they are working with right now.

Pricing The right price depends on market conditions, competition and the condition of your home. Pricing it too high is as dangerous as pricing it too low. If your home doesn’t compare favorably with others in the price range you’ve set, you won’t be taken seriously by buyers or brokers.
Condition of Your Home—Is your house someone else’s idea of a dream home? When buyers enter, are they inspired? Do they think “I love this house!”. Remember, the decision to buy a home is based on emotion and not logic.

Teamwork & Accountability Your home is a major financial investment and your relationship with your Broker should be a full partnership where your needs and wishes are heard and you receive detailed and dependable feedback on the progress of your sale. More importantly you need to work with a broker who is committed to being accountable to you and will shoulder part of the responsibility for the outcome of your home sale. You owe it to yourself to select a broker who guarantees their performance in writing.

Accountability simply doesn’t exist in most broker and client relationships. Typically if your home doesn’t sell during the listing period, your only recourse is to start the process all over again. We give you a commitment in writing that if your home doesn’t sell with the timeframe promised we will put our money where our mouth is.

Here's How it Works

1. The Brenner|Hill Team will prepare a comprehensive market analysis which will include comparable homes that are currently available for sale, under contract and recent solds.

2. With this information you and our team will determine the market value for your home. This establishes your list price and our Performance Guarantee price. We give you a commitment in writing that if your home doesn’t sell within the timeframe promised, we will put our money where our mouth is. If your home does not sell within the timeframe promised, we will continue to market your home aggressively but will pay you 1% of the list price up to $5,000.00 out of our pocket at closing.

3. To participate in our Performance Guarantee program, you agree to follow our Ultimate Selling System. This system will be covered in depth during a marketing meeting.

This service eliminates the usual stress and worry (the emotional roller coaster ride) caused by the uncertainty of listing and selling a home.

Remember, there is a difference in real estate brokers, the services they provide and the results they get. You should consider one that has a database of buyers, can attract buyers with innovative marketing and a home sale guarantee.

Let’s face it, there are a lot of brokers out there promising you they can sell your home for top dollar in the shortest amount of time. When you are selling one of the biggest investments of your life, put it in the hands of experienced brokers who take pride in their work and will work hard to provide you the best home selling experience ever.
